While most people have an idea what a home inspector does, they may not know
Our inspections provide a visual examination of the major systems of the property and represent an independent opinion or assessment of the condition of the property at the time and date of the inspection only. Based on my findings at the inspection, I may at times recommend further evaluation from a licensed contractor specializing in a field of expertise related to the issue observed.
General home inspections include a visual examination of the following components:
- Heating and Air Conditioning
- Electrical Systems
- Plumbing Systems
- Roofing and Flashing
- Attic and Ventilation
- Exterior Finishes and Windows
- Garage, Carport, Driveways and Sidewalks
- Structural Inspection of Interior Floors, Walls, Doors, Ceilings and Water Penetration
- Kitchens and Bathrooms
- Built-in Appliances
If you are selling a home, you are faced with numerous options. You can wait for the buyer’s inspection and respond to the findings at that time, or you can get an inspection yourself before and learn about your home’s defects in advance so that you can take action on your own timetable. A Geoff Stewart Pre-Listing inspection allows you to make repairs before listing the home, and can help you and your real estate agent more accurately price the home. This inspection will not only help you build trust with potential buyers, but it could save you money.
11-Month Warranty Inspection
If you are under the impression that nothing should go wrong with a newly-built home, you may want to think again. The truth is that a home inspection before you close on your home doesn’t guarantee that the systems will work at optimal performance levels after the first year of ownership. An inspection conducted at 11 months after occupancy helps you address these problems so that your builder can make repairs before your warranty expires.
WDO or Wood Destroying Organism Inspections
Most everyone is familiar with termites and the potential damage they can do to a home, but they are not the only pests that might try to feast on your home. There are beetles and borers that love to nibble away, too. If evidence of a Wood Destroying Organism (WDO) is discovered during this inspection, you can contact a professional pest control service to help rid you of the unwanted invaders.
New Construction Phase Inspections
A new home inspection, also known as a construction or phase inspection, is an invaluable service for anyone who wants to have a reliable, unbiased professional opinion about the quality of and the installation practices being utilized during the building process. I’ll provide you with a thorough inspection conducted during 3 phases – before the concrete foundation is poured, after the framing is finished, but before the interior walls and insulation are installed, and a final inspection after the home is finished, but before the final walk-through with your builder.
I’ll examine your home for evidence of asbestos-containing materials, such as siding tiles, floor tiles, duct wrap or tape, ceiling tiles or popcorn ceiling texture. I’ll take a sample of the material, have it analyzed, and provide you with a report.
Small Commercial Building Inspections
From apartments and office condominiums to warehouses and small retail centers, my commercial inspections include a comprehensive evaluation of all major components of the building, including the structure, roof, electrical system, interior and exterior elements, heating & cooling systems, plumbing and more.
As a Foundation Inspector for Harrison Engineering, LLC, we provide foundation inspection services for manufactured home loans for FHA, HUD and VA compliance. Foundation inspection services are available to mortgage lenders, real estate agents and private entities.
